The newly inaugurated Noida International Airport at Jewar in Delhi-NCR is anticipated to enhance developer confidence and stimulate fresh residential supply in Greater Noida, as per a recent report by Knight Frank India. Greater Noida has solidified its standing in the NCR residential market, with a notable increase in residential launches from 19% in 2021 to 28% in 2025.
Annual residential launches in Greater Noida have surged from 4,415 units in 2021 to 14,000 units in 2025, showcasing a significant growth trend. Rajeev Vijay, Executive Director at Knight Frank India, highlighted that the airport’s commencement is poised to drive residential real estate development, particularly in the vicinity of Greater Noida and the Yamuna Expressway.
Shishir Baijal, International Partner and Chairman of Knight Frank India, emphasized the pivotal role of the airport in reshaping the NCR’s aviation and urban landscape. The airport’s development is expected to lead to enhanced regional connectivity, increased project launches, and a positive trajectory in capital values, fostering balanced urban expansion in the region.
The report also underlined that Greater Noida consistently contributes around 22-25% of NCR housing sales, with annual residential sales climbing from 10,685 units in 2021 to 12,903 units in 2025. The Noida International Airport’s establishment signifies a significant shift in the NCR’s aviation ecosystem, positioning Jewar as a key secondary aviation hub through phased expansion.
Strong multimodal connectivity, including road and regional rapid transit systems, is projected to unlock the airport’s catchment area across the south-eastern NCR region. Drawing insights from other regions like Goa, the report suggested that Jewar has the potential to capture a substantial share of passenger traffic post-stabilization, decentralizing air traffic and fostering regional development.
In conclusion, the airport is expected to decentralize air traffic, drive regional development, and support the emergence of a multi-polar economic ecosystem in the NCR, propelled by aerotropolis-led growth, according to the report.
