Atlanta’s weather is both a blessing and a curse. The long, leafy growing season means shade and greenery—but also high humidity that settles into every crevice of your home’s structure.

“The problem with Atlanta’s climate is that it doesn’t let your roof dry out properly,” says Andujar. “After a heavy rain, moisture gets under the shingles and just stays there—especially on older roofs that weren’t built with today’s materials.”

That constant dampness doesn’t always lead to visible leaks right away. Instead, it starts to weaken the wood decking, compromise the underlayment, and eventually create small breaches that grow into bigger problems.

Andujar walks through the most common signs homeowners should watch for:

  • Shingles curling, cracking, or falling off, especially after summer storms
  • Dark streaks or algae patches forming on the roof’s surface
  • Ceiling stains or wall discoloration inside the house
  • A musty odor in the attic—a sign of poor ventilation or hidden moisture
  • A sagging roofline or uneven surface indicating possible rot underneath
  • Needing frequent repairs year after year

“Most people think if they patch a leak, the problem is solved,” Andujar explains. “But if that leak is a symptom of something deeper—like wood rot or poor attic airflow—then you’re just putting a Band-Aid on it.”

He emphasizes the importance of thinking long-term.

“It’s not about selling people a new roof. It’s about helping them avoid the nightmare of interior mold or structural collapse. That’s what we’ve seen happen when issues are ignored.”

In a city like Atlanta, even well-maintained roofs age faster than expected. Asphalt shingles typically last 20–25 years in dry climates. In Georgia? That life span shrinks.

“We often inspect roofs that are only 15 years old and already beyond repair,” says Andujar. “If the ventilation isn’t right, or if the roof was installed using older methods, it just can’t withstand this level of moisture year after year.”

“I can’t tell you how many times we’ve opened up a roof and found three layers of hidden problems—moisture trapped between old shingles, mold growing on the wood deck, and insulation that’s completely soaked,” Andujar says. “From the street? The house looked fine.”

What Homeowners Can Do—Right Now

For those not ready to call a roofer just yet, Andujar suggests a few steps that can help detect early issues:

  • Walk around your home after a storm. Look for lifted shingles, clogged gutters, or sagging spots.
  • Check your attic. If it smells musty or feels overly hot, there’s likely a ventilation problem.
  • Look at your ceiling. Brown stains, bubbling paint, or warping are all red flags.
  • Keep track of repair frequency. Needing patchwork every year is a sign your roof is near the end of its lifespan.

“Early inspections save thousands of dollars, and sometimes entire rooms of drywall and flooring,” Andujar says. “Homeowners don’t always realize how quickly water damage spreads beneath the surface.”
