Delhi-NCR experienced a significant 23% increase in residential prices in 2025, reaching around Rs 9,300 per square foot from Rs 7,550 per square foot in 2024. Across the top seven cities, the average housing prices rose by 8% annually, climbing from Rs 8,590 per square foot in Q4 2024 to about Rs 9,260 per square foot by Q4 2025, as per Anarock Research data.
In contrast, other major cities witnessed single-digit price growth ranging between 4-9% in 2025, a decrease from the 13-27% seen in 2024. Mumbai Metropolitan Region (MMR), Pune, Bengaluru, Hyderabad, and Delhi-NCR accounted for 90% of total sales in 2025 among the top seven cities.
MMR led in sales volume with approximately 1,27,875 units sold in 2025, showing an 18% decline from 2024. Pune and Bengaluru also experienced declines of 20% and 5%, respectively, in housing sales in 2025. The top seven cities collectively launched about 4,19,170 new units in 2025, marking a 2% increase from the previous year.
By the end of 2025, unsold inventory in the top seven cities rose by 4% due to subdued demand and increased new supply. The primary sales market currently holds around 5.77 lakh unsold units. Notably, Hyderabad and MMR saw marginal declines in unsold stock, while Bengaluru witnessed a substantial 23% increase.
