Gujarat RERA Introduces Digital SOP for Faster Complaint Resolution

The Gujarat Real Estate Regulatory Authority (RERA) has rolled out a new Standard Operating Procedure (SOP) aimed at expediting the resolution of complaints from property buyers and stakeholders. This digital-first approach focuses on enhancing transparency and efficiency by setting clear timelines and responsibilities. The SOP’s key goal is to ensure swift justice for homebuyers and enable promoters to respond promptly within specified deadlines.

The new system leverages technology to streamline complaint handling processes and reduce delays. It prioritizes online complaint submissions, allowing property buyers to lodge complaints through the Gujarat RERA portal from the comfort of their homes. While offline options remain available, online filings are encouraged for quicker resolutions. Following an online complaint submission, complainants must also provide a physical copy to the RERA office within seven days.

To minimize procedural delays, complainants are required to upload all relevant documents, such as payment proofs and detailed event accounts, during the initial complaint filing. Verification processes will be overseen directly by the RERA Secretary to ensure seamless processing. The RERA dashboard will serve as a centralized platform for tracking case progress, providing stakeholders with digital access to hearing dates, notices, and final orders.

The SOP categorizes complaints into two forms for simplified proceedings: Form A addresses general issues like possession delays, sale agreement breaches, or refund disputes, while Form B is dedicated to compensation claims. This new system promises increased transparency and real-time updates for homebuyers, with builders and promoters receiving immediate notifications through their dashboards for prompt responses. Legal representatives are also provided with structured templates for filing adjournments and other applications.

Gujarat RERA officials anticipate that this initiative will significantly reduce dispute resolution times and enhance trust within the real estate sector. Stakeholders are encouraged to familiarize themselves with the detailed SOP accessible on the official Gujarat RERA website.
