The Jharkhand government initiated a process to legalize houses and structures built without sanctioned maps in urban areas. Urban Development Minister Sudivya Sonu unveiled an online portal for the Jharkhand Unauthorised Constructed Building Regularisation Rules-2026. Approximately seven lakh residents in the state can utilize this portal to seek regularization for their unauthorized constructions.
The scheme aims to assist individuals who previously faced challenges in obtaining approval for their building plans. Buildings with a size of up to 300 square meters and a height of 10 meters can be regularized under these regulations. Additionally, residential structures up to G+2 levels are eligible for inclusion in the scheme.
Minister Sonu highlighted that despite prior efforts spanning 25–26 years to legalize unauthorized constructions, public involvement had been limited. To encourage broader participation, the government has introduced a more inclusive policy this time. Urban Development Secretary Sunil Kumar emphasized that the simplified application process through the online portal facilitates the implementation of the regularisation rules.
A nominal fee structure has been established, with residential buildings requiring Rs 10,000 and commercial structures Rs 20,000, payable in three installments. The government’s objective is to promote organized urban development and ensure accurate maintenance of building records. Notably, constructions on government land, water bodies, parking areas, and those violating the CNT‑SPT Act will not be regularized. Properties entangled in legal disputes are also excluded from the scheme.
The Jharkhand Cabinet sanctioned the Jharkhand Regularisation of Unauthorised Construction Building Rules, 2026, in the previous month.
