The Maharashtra Housing and Area Development Authority (MHADA) revealed the master plan for redeveloping Motilal Nagar 1, 2, and 3 in Goregaon West, Mumbai. This project, spanning about 143 acres, is considered India’s largest urban redevelopment initiative. It will operate under the Construction and Development Agency (C&DA) model, with the Adani Group chosen as the executing agency through a competitive bid. MHADA aims to finish the project within seven years of obtaining the occupation certificate.
Sanjeev Jaiswal, Vice President and Chief Executive Officer of MHADA, described the project as a significant milestone in MHADA’s history and a testament to the state government’s dedication to planned, high-quality housing. The redevelopment’s goal is to convert the old colony into a modern, sustainable township with top-notch amenities. Eligible residential beneficiaries will be provided with free rehabilitation homes of 1,600 sq ft, while commercial occupants will receive 300 sq ft units each.
The plan also includes relocating around 1,600 slum dwellers under SRA provisions, offering them 300 sq ft units. Moreover, MHADA will create a substantial housing inventory as part of this venture. The redevelopment concept revolves around a “15-minute city” idea, ensuring easy access to essential services like schools, healthcare facilities, markets, and recreational areas within a short distance.
Incorporating approximately 15 acres of green spaces, the master plan addresses the scarcity of open areas in the city. The project will feature modern infrastructure elements like underground parking, sewage treatment plants, rainwater harvesting systems, smart security measures, and robust fire safety setups. It also aims to tackle persistent issues such as waterlogging through enhanced drainage and improved road networks. Jaiswal highlighted that apart from enhancing housing conditions, the redevelopment will elevate the residents’ quality of life by establishing an integrated township in line with the “Live, Work, and Play” philosophy.
