Homes priced between Rs 1-2 crore had the longest lead-to-buy conversion time in 2025, at around 30 days, a significant decrease from 47 days in 2024. Buyers are taking more time due to higher prices, increased supply, and attractive investment options. Properties priced under Rs 3 crore saw a conversion time of 27 days in 2025, up from 17 days in 2024, signaling a shift towards a more selective luxury housing market.
Buyers of homes priced between Rs 50 lakh to Rs 1 crore took 29 days to make a decision, similar to 2024. On the other hand, homes priced Rs 2-3 crore had the shortest conversion time of 15 days in 2025, down from 28 days in 2024, indicating strong buyer confidence in this segment. Affordable homes priced below Rs 50 lakh saw their conversion time decrease from 28 days in 2024 to 19 days in 2025, possibly due to limited options in the market.
The luxury housing demand is stabilizing with more supply entering the market, offering buyers a wider range of choices. Rising rents in major cities are prompting first-time budget homebuyers to act quickly, aided by faster loan approvals and better access to credit. Consumer behavior data analysis from 2020 to 2025 shows the lowest conversion time in 2022 at 22 days and the highest in 2020 at 35 days.
