Report Shows Majority of Global Capability Centers in India Located in Green-Certified and Grade-A Buildings

About 62% of global capability centers (GCC) operating within flexible spaces in India are situated in green-certified centers, with an even higher 85% functioning from grade-A buildings, as per a recent report by Vestian. Across the top seven cities, 42% of flexible centers are green-certified, and 69% are in premium grade-A buildings, the report highlighted. India currently accommodates over 1,750 GCC companies with nearly 3,800 bases, resulting in a demand for more than 40% of the total office space in the past two years. Among the 1,400 flexible centers in major tier 1 cities, more than 475 host GCC bases. CEO of Vestian, Shrinivas Rao, emphasized the importance of flex operators in providing flexibility, speed to market, and enterprise-grade infrastructure for global companies to scale efficiently in a competitive market. Peripheral Business Districts (PBD) have become favored locations for GCC expansion over central city areas due to factors like strong connectivity, competitive pricing, better scalability, and larger office campuses. The report noted that 77% of the flex area occupied by GCC bases is in peripheral regions, reflecting a shift in preferences. India’s flex ecosystem has grown to 82.3 million square feet across nearly 1,400 centers in the top seven cities, with the top 10 operators controlling 67% of the total stock. Bengaluru leads with a 33.2% share of the country’s flex stock, followed by Delhi-NCR at 20.4% and Pune at 14.7%. The flex stock in India is expected to surpass 100 million square feet across tier 1 cities by 2026 as flex operators expand and enhance their portfolios to meet the rising demand from Global Capability Centers, according to Rao.
