The Mumbai Metropolitan Region (MMR) took the lead in land deals in 2025, with 32 transactions covering over 500 acres, as per a report. Despite slightly fewer deals compared to 2024, the total land volume surpassed the previous year. Developers acquired thousands of acres in key metros and emerging areas, indicating confidence in housing demand and infrastructure growth.
Of the 126 land deals in 2025, 96 transactions covering more than 1,877 acres are designated for residential development in various cities. Anuj Puri, Chairman of ANAROCK Group, mentioned that various developments including residential, commercial, data centers, industrial, and plotted projects were planned in the MMR region alone.
The focus on land acquisition extended beyond luxury residential projects to include integrated townships, industrial parks, and mixed-use formats in 2025. The MMR and Bengaluru stood out with the highest number of land deals. Bengaluru closed 27 deals for over 454 acres, while Delhi-NCR witnessed 16 deals covering about 137.22 acres for residential, commercial, and mixed-use purposes.
In specific cities, Gurugram saw 4 deals for 39.75 acres, Noida had 8 deals for 41.28 acres, Delhi had 2 deals for 30.89 acres, Greater Noida had 1 deal for 12 acres, and Ghaziabad had 1 deal for 13.3 acres in 2025. Tier 2 and 3 cities collectively concluded at least 16 land deals, totaling 2,192.8 acres during the year.
