A recent report highlighted India’s infrastructure evolution driven by a substantial increase in public capital expenditure. Government investment has escalated from Rs 2 lakh crore in FY15 to a projected Rs 12.2 lakh crore for FY27. This surge in public spending has not only spurred private investment but also boosted demand in key sectors like steel and cement.
The report commended the shift towards a blended financing ecosystem that combines public funds, institutional capital, and market-based instruments. This transition has positioned India as the primary recipient of private investment in infrastructure in South Asia, capturing more than 90% of regional investment flows. Amid global growth uncertainties, India’s infrastructure-focused growth strategy offers a stable and scalable model for expansion.
Institutional platforms like the National Investment and Infrastructure Fund have played a pivotal role in this transformation. With assets under management of approximately $4.9 billion, NIIF has attracted investments from sovereign wealth funds, pension funds, and multilateral institutions. Collaborations with entities such as ADIA, Temasek, and CPPIB signify India’s deeper integration into global capital markets.
Additionally, the National Bank for Financing Infrastructure and Development has addressed a crucial gap in infrastructure financing by providing long-term, patient capital. Having sanctioned around Rs 3.03 lakh crore and disbursed over Rs 1 lakh crore, NBFID has been instrumental in supporting infrastructure projects. Infrastructure Investment Trusts and Real Estate Investment Trusts have mobilized significant funds through asset monetization, facilitating capital flow into new ventures.
Infrastructure investment avenues like REITs and InvITs have democratized participation in income-generating assets, attracting both retail and institutional investors. Noteworthy successes like the National Highways Infra Trust, which mobilized over Rs 46,000 crore, underscore the importance of financial innovation in infrastructure expansion.
